Timeline: What to Expect During the Framing Phase of a Commercial Build-Out

The framing stage is one of the most critical parts of a commercial build-out. It’s where your space starts to take shape, turning an empty shell into a functional layout.Understanding the timeline for the framing phase can help you plan ahead, avoid delays, and keep your project on budget.

Phase 1: Pre-Framing Preparation (1–2 Weeks)

Before a single stud goes up, there’s important prep work:

  • Blueprint Review – Confirm wall placement, openings, and structural elements.

  • Material Procurement – Order and deliver metal studs, lumber, fasteners, and tools.

  • Coordination with Other Trades – Ensure electrical, plumbing, and HVAC plans are integrated before framing starts.

Phase 2: Layout & Marking (1–3 Days)

The framing crew will mark floor and ceiling lines to show exactly where walls will be built. Accuracy at this stage ensures:

  • Walls are straight and level

  • Openings are correctly sized for doors and windows

  • MEP (Mechanical, Electrical, Plumbing) access is accounted for

Phase 3: Wall Framing (1–3 Weeks)

Depending on the size of the project, wall framing can take anywhere from a few days to several weeks.

  • Metal Stud Framing – Common for commercial spaces; lightweight and durable.

  • Wood Framing – Often used in smaller projects or for specific design needs.This stage includes vertical studs, top and bottom plates, and any blocking for fixtures or cabinets.

Phase 4: Ceiling & Soffit Framing (2–5 Days)

Framing for drop ceilings, bulkheads, or soffits is completed. This step often overlaps with wall framing in larger projects to save time.

Phase 5: Quality Checks & Adjustments (1–3 Days)

Before moving to drywall, a thorough inspection ensures:

  • All walls are plumb and square

  • Fasteners are secure

  • Openings match the design specs

  • The structure is ready for inspections and the next trade
